This section details the Terms and Conditions by which Tutto Di Piu Ltd. trading as Liguria Guide operates. Do not hesitate to contact us if you require any further details or clarification.



Rental

Bookings are made through Tutto Di Piu Ltd. trading as Liguria Guide on behalf of the owner of the property at the price advertised.

 

Booking and Payment

There is a 30% deposit payable on booking.

The balance is payable 10 weeks before arrival.

If a booking is made 10 weeks or less before arrival, full payment is required on booking.


How to Book

Bookings are made directly with Tutto Di Piu Ltd. trading as Liguria Guide and follow the steps detailed below:

  • Customers choose a property from our web site and submit an availability form .

  • Once dates and availability have been confirmed, the property can be held for 3 days if time is required to book flights. Please contact us if required.

  • Once a booking form has been received, the property will be held for 7 days awaiting receipt of deposit.

  • On payment of the deposit, the booking will be confirmed. If the deposit is not received within the 7 day period we cannot guarantee that the dates will still be available as some properties automatically cancel provisional bookings. Please keep us updated as to the type of payment being made, expected time of arrival and if there are any delays, to avoid disappointment. You will be advised of the balance and due date.

  • On receipt of the balance payment, not less than 10 weeks before arrival, all details regarding directions, arrival and arrangements for the hand over of keys will be sent out. A voucher will also be included, which should be presented on arrival. If the balance payment is not received on time, the booking will be put on hold, pending cancellation until the balance payment or a written cancellation from the client is received.

  • If booking is made less than 10 weeks before arrival, full payment is required at the time of booking.

  • Confirmation and all details will be sent to the person in the group making the booking. This person should be over 18 years of age and have the authority from all persons in the group to make the booking. The names of all people in the group should be listed on the booking form.


Payment Methods

We accept various forms of payment including bank transfer, PayPal and credit cards (Visa & Mastercard). Please note that a charge of 4.5% is added to all prices when paying by Paypal and Credit card.


Data Protection

In order to complete your booking we require some personal details from you. We will only use this information in order to complete your booking and undertake to keep personal details confidential. For further information please see our Privacy

Cancellation by You

Cancellation fees depend on the length of time before arrival when we receive your cancellation in writing and are as follows:

30% deposit - non refundable

between 8 weeks - 3 weeks before arrival - lose 50%

At 3 weeks or less before arrival - 100%

We strongly recommend all customers to purchase trip cancellation / travel insurance


Cancellation / Changes by Us

If for any unforeseen reason we have to change your booking, we will do our best to offer you alternative accommodation of the same standard and if possible in the same / similar location. If we have to cancel your booking for reasons beyond our control, we will refund all monies in full. No extra monies will be due. We do not accept liability for travel expenses, alternative accommodation or other expenses that may be incurred.

We strongly recommend all customers to purchase trip cancellation / travel insurance.


Late Arrival / Early Departure

No refunds will be due, if the customer is unable to arrive on the expected day due to travel problems. This also applies in the case of early departure.

Deposit for Breakages/Damage

Some properties require the payment of a security deposit for breakages. This is usually payable in cash (euros) on arrival. It will be held and returned to you at the end of your stay. Some properties will hold credit card details instead, with the option to pay any monies due at the end of your stay, in cash. In the rare event of
damage or large breakages the owner will deduct the cost from the deposit. This is at the discretion of the owner.

Guests are kindly asked to leave their accommodation in a clean, orderly condition. All rubbish is to be disposed of in the proper manner and the kitchen area is to be left clean and tidy. If the accommodation requires additional cleaning, it is at the discretion of the owner to make an additional charge and deduct this from the security deposit paid. This also applies to properties where final cleaning is payable on location direct to the owner.

 

Respect for Owners Property

The owner should be advised of any breakages immediately. Theft is considered absolutely unacceptable. Please do not take away any items from the property at the end of your stay, They do not belong to you. Any items missing will be considered as theft. Please treat your accommodation / owners / fixtures and fittings with respect. Any illicit damage will be charged for.

If guests behaviour is found to be unacceptable, owners have the right to terminate the rental immediately, no refund will be due. Guests are kindly asked to abide by any rules and regulations set out by the property. These are put in place for a reason and are also often to accommodate other guests staying at the property.

Rules and regulations are set out for everyone and help with the management and running of a property. Please kindly abide by them and please be considerate of others.


Standard of Accommodation

We believe we have represented all the properties that appear on the web site accurately. The properties available for rent are not graded in the conventional way. However, they are all of a high standard of cleanliness, comfort and furnishing. Some details may be different from other countries but are in keeping with local traditions (eg: hard floors) If however, we cannot be held responsible for any changes made by the owner since our last visit and which we are not
aware of.

Some of the properties are in the heart of the countryside and/or working farms. Therefore, there may be some farm animals (chickens, horses) and owner’s pets. If this is problematic just ask before booking.


Self Catering Accommodation

All of our villas and apartments are self catering accommodation unless otherwise stated. In general, items such as toilet rolls, cleaning items, detergents, etc. are not included in the rental price. A few property owners do include starter pack / amounts of basic items. However, this is entirely at the discretion of each individual owner.


Occupancy / Number of guests

The capacity of each property has been decided by the owner according to the size of the apartment/villa and facilities at the property. The maximum number of guests is stated on each web page, if you are unsure for any reason, please check on booking. We would ask customers to state clearly when booking the final number of all guests who will be arriving.

If the number of guests exceeds the maximum capacity, this has to be agreed on booking and any changes have to be advised prior to arrival. We reserve the right to refuse extra guests if the number exceeds the maximum capacity of any given property after a booking has been made. No additional guests may be added after booking unless we have been advised in advance and have agreed it with the owner.

If extra guests arrive at the property on or after the arrival date unexpectedly, the owner is within his rights to turn the guests away or make an additional charge. Tents, camper vans or any other form of camping are strictly forbidden at any of the properties.


Registration of Guests

On arrival guests will be asked for their passports or identity cards, so that the owner can register guests in accordance with Italian regulations. Therefore, only guests listed on the booking form and who have registered may stay in the apartment. No changes or substitutions can be made. Guests are kindly asked to supply the relevant documents even in the case of a late arrival.


Laundry Facilities

Most large properties often have a washing machine or a laundry room in the house itself but most rental properties do not have washing machines inside each apartment. In the rare exception that they do, it is normally listed in the description of the property. Many of the properties have a communal laundry room where there is the use of a washing machine. This is normally charged for to cover costs.

As charges vary and may change from year to year, please ask reception or the owner on arrival. Charges made for these facilities are set by the owner and not by ourselves. If you want to check on costs or laundry facilities available at a particular property please ask on / or before booking. The working / running of these facilities are the responsibility of each owner and we cannot be held responsible for the functioning or for the cost of these facilities. These facilities are supplied as extra by each owner and any customer who requires the use
of these facilities will be charged accordingly.

Please do not place wet washing on any inside furniture or leave dripping in rooms. Wet washing will damage inside furniture and floors. Any damage caused will be charged for. Properties have drying racks available or outside lines and many provide a laundry service on request.


Heating

Is payable at the end of the holiday according to the amount consumed, unless otherwise stated. Heating is generally required from end September to approx. end May depending on local weather conditions. If you are planning a trip during Winter or Spring when heating will be required, check the costs before booking.


Air Conditioning

Air conditioning is not common in country properties but is often found in luxury properties and many hotels. Some of our properties do have it installed, please ask for details when booking. If you would find the heat during the normally, hot months of July and August uncomfortable, book cooler months early or late in the year.

Please note that unless otherwise stated, air conditioning is charged for and payable at the end of your stay according to the amount used (except in the case of hotel accommodation).


Window Blinds/Shutters

Window blinds are not fitted as standard at most properties, although some do have them. If this is important, please check before booking.


Accidents, Injury or Theft

Tutto Di Piu Ltd. trading as Liguria Guide cannot be held responsible for any accident or injury whilst on holiday. We strongly recommend all customers to take out adequate travel insurance to cover healthcare, cancellation, travel, accident and injury, etc.

European residents are advised to obtain an E-111 now available in card form. This entitles the holder to benefit from reciprocal health agreements, which exist between certain European countries. Please note, that this does not substitute travel insurance in any way and does not cover emergency repatriation if required.

For those of you coming from US and Canada, note that Italy has no public medical program covering U.S. and Canadian citizens. You can find further general travel health advice for Liguria, Italy on our dedicated section.

Tutto Di Piu Ltd. trading as Liguria Guide cannot be held responsible for the theft of any personal belongings whilst on holiday. Guests are advised to close all
doors and windows (even in isolated, country locations) when leaving the property and make use of safes for valuables, where supplied.


Problems/Complaints

All of our owners will do their very best to resolve any problems that might crop up regarding your accommodation. But in the event of difficulty, Tutto Di Piu Ltd. trading as Liguria Guide should be contacted immediately, so that we can resolve the situation for you as quickly as possible.

Please bear in mind that if you do not communicate a problem to us immediately
it makes it very difficult for us to help you. Problems or complaints received at the end of a holiday will not be taken into consideration. Each complaint will be assessed individually.


Disputes

By completing and submitting the booking form you agree to the above terms and conditions. Please note, that should a dispute be taken to court, English law will be used as the basis for deciding the dispute and the law courts in London will have jurisdiction.
